When attempting to sell your home

Posted: 09/03/2009

When attempting to sell your home in the current market, it?s quite understandable that one is not only apprehensive but also extremely nervous. We all know it?s a ?buyer?s market? out there but it?s vital that you stay one step ahead of the pack and make sure that your home becomes a must have asset. Find a few steps below on how you can sell house faster and also make more money than your neighbors:
1) Tidy Up: Make your home spotless. Steam clean floors, dust furniture, clean blinds and curtains, paint chipped walls. Once cleaned keep it that way. If you are unable to do so, use some hired help. Get a cleaner in once a week or once a fortnight. A clean home is one that sells much faster. Remember first impressions!
2) De-clutter: Everybody falls victim to ?knick-knack? syndrome. This is the situation where your house is filled with that many useless items that they begin to dominate the landscape. When a buyer enters your home they begin to picture their own furniture and their own lifestyle. Space, light and ambiance create that feeling. Take down excess photos and paintings from walls, de-clutter the buffet and book case by placing smaller china and glass items in storage. Unpack overfilled bookshelves and store DVD?s and CD?s out of sight.
3) Brighten Up: If a child?s room has bright colours, if there is cracks or chips in the walls, give the place a fresh paint. Use neutral colours such as tans or beige. Lighter colours make rooms look larger and light colours also allow a buyer to make a home their canvas, remember their tastes and lifestyle may be much more different yours, it?s their imagination that will create their ?home.?
4) Weed, trim And Mow: Mow lawns, trim hedges and remove dead plants. Your front garden is the first impression. It is vital you get this right. Visit the nursery and buy some fresh plants. Get some grass food, and green up any dead grass patches you may have around the home. Weed the garden, make it look like one you would see in a magazine. They show these backyard blitz style programs on TV for a reason. They can add thousands of dollars of value to the price of your home.
5) Renovate: It is vital a house looks modern, fresh and clean. Bathrooms and kitchens can be the worst culprits. These 2 rooms are the two that can sure fire winners. Although they may seem expensive to renovate, a bathroom or kitchen makeover can add thousands to the value of the home, so these certainly should be considered. Look at door knobs, light fittings, and even check for small leaks from taps if you cannot afford major renovations. Dripping taps can be extremely off putting. Check the washers in your taps. A 10 cent washer could add hundreds to the end price.
Remember a few dollars and a bit of elbow grease can add thousands to the price of your home. It doesn?t need to be a TV style makeover if you do not want it to be. Remember to keep it clean and keep it green to get your sellers really keen!
