Before you list your property

There are always a number of things to think about and problems to solve before you sell your home. Find a list below to assist with this most difficult of times:
? Did you gain the property as part of an inheritance from a will? If so you will need a copy of the will to prove ownership and for assistance with capital gains matters etc.
? Have you got a copy of the plans and of the title of the home? This will save you in legal fees. Most firms will charge each time they need to do a title search.
? Have you married, divorced, separated since purchasing the property? If so you will need the relevant paperwork for conveyance purposes.
? Have you paid out the loan for the home? Have you become insolvent? If so you will need the relevant paperwork once again for ownership and title purposes.
? Is there a lien on the property? If so you will need to provide relevant details for your lawyer/solicitor?
? If you are unable to attend signing sessions, have you got a power of attorney in place to do so?
? Do you owe any taxes, council rates or mortgage repayments on the home? All of these will need to be considered and be deducted from the settlement proceeds of the property sale.
? Are you constructing the home then planning to sell it. If so all relevant plans and permits will need to be provided, as will warranties for all appliances and construction materials.
? Is there any easement on the property? If so do you have all the details to provide the new owner? Are there any special requirements due to the easement that the new property owner, must abide by?
? Are there any other interested parties in the property? Have they all signed off releasing you from your part of the property agreement? Is the legal paperwork in place to remove you as one of the property owners?
As you can see this is a just a few of the things you need to consider. Sit down and make a comprehensive list before you take the next step. It is vital all costs are considered before moving on to the next step in the process.
