Presentation is extremely important when you are selling your property. Quite often people ask ?how badly does this person want to sell their home? What is their desire, why do they really want to sell the home??
I will give you an example of an inner city home in Sydney. A semi-detached with a small veranda and a tiny front yard yet the veranda is covered with a massive outdoor setting with peeling paint. Not only does the outdoor setting make the veranda look smaller, but it also partially blocks entry into the home.
So why did the homeowner leave it there? Did the real estate agent not advise them that not only did the setting look out dated and ugly but it also blocked access to the door and being on the front veranda created an extremely poor impression? If it were a do it yourself sale with the owner selling and advertising the property themselves I could understand but as it was being handled by an agency, this made absolutely no sense. Why did the agent not advise the homeowner that this ghastly piece of furniture actually detracted buyers from wanting to view the home?
Desire is such an understated reason when people think about selling their homes. Is it that a parent died, a couple has just separated, or the bank is starting to foreclose? All of these reasons require a person to sell a home but it can leave the home owner quite torn. Do they really want to sell or is it a case they have no other option but to sell.
This is what is called need to sell versus desire to sell. The homeowner comes up with weird and radical reasons why it?s not selling? The homeowner asks is it price, is it the way the agent is marketing the home when it can be something as simple as an ugly piece of outdoor furniture blocking the front entryway?
As an agent, if you have vendors in this situation, never fear stating the importance of first impressions and as the homeowner, realise it could be something as simple as an unkempt garden or broken down front fence that is keeping the buyers away.
