What is a buyer's agent? What is a buyer's advocate?

Buyer's agents also called buyer's advocates are licensed professionals that specialise in finding, evaluating and negotiating the purchase of property of behalf of their client the buyer. Buyer agents do not sell property as they represent the buyer not the seller. Real estate agents act for the seller also called the vendor.

Buyer agents are a relatively new to Australia, first appearing in the early to mid 1990's. Buyer agents now cover the vast majority of Australia including Sydney, Melbourne, Brisbane Perth and Adelaide.
Buyer agents are used by both property investors and owner occupiers. Buyer agents are particularly useful for purchasers who live too far away to physically inspect a property such as overseas and interstate investors. Buyer agents however are becoming increasingly popular with local residents to assist them in the purchase of either investment properties or for homes to live in themselves.

While buyer's agents do charge for their services, this is more than made up for the service they provide. More often than not the money saved on the purchase of the property more than makes up for the cost.
